The former LOOK Dine-In Cinemas in downtown Chandler sat dark for the better part of two years. Now the 35,000-square-foot building is being rebuilt into something the Valley hasn't seen before: Padeland, an indoor padel club wrapped around a craft brewery, a restaurant, a coffee shop, a coworking floor, and a full wellness lounge — all under one roof.

It is being billed as Arizona's first all-in-one padel and pickleball social club, and it is one of the more ambitious adaptive-reuse projects in the state's fast-growing padel scene.

Padeland is taking over the old movie-theater anchor at the corner of Arizona Avenue and Chandler Boulevard, steps from the bars and restaurants of the downtown Chandler core. Co-founded by Daniel Maldonado and Alejandro Serna, it is designed less like a sports facility and more like a neighborhood hangout that happens to have glass-walled padel courts at its center. Inside the 35,000 Sq Ft Converted Cinema

The LOOK Dine-In Cinemas that once occupied the space had nine theaters along with a restaurant, bar, and in-house brewery — infrastructure Padeland's founders are reusing rather than razing. Tall theater ceilings translate naturally into the roughly 30-foot clearance padel needs, and the existing kitchen and brewing setup gave the team a head start on the food-and-beverage side.

Converting a cinema into a racquet club is a pointed bet on where downtown Chandler is heading: away from passive entertainment and toward active, social gathering spaces.

Four Padel Courts, a Brewery, and a Wellness Lounge

Padeland's floor plan reads like a small village. Plans call for four indoor padel courts and five pickleball courts, a craft brewery and taproom, a restaurant, a coffee shop, a coworking space, and a wellness area with cold plunge, sauna, and recovery tools.

The pitch is that you could book a court, grab a beer brewed on-site, take a recovery session, and answer a few emails without leaving the building. For a sport that is as much about the social hang as the match itself, the format fits.

Why Chandler, and Why a Hybrid Model

Indoor matters in Arizona. Summer afternoons routinely top 110°F, and outdoor courts go unused for months — so a climate-controlled venue can run leagues and clinics year-round while outdoor clubs sit idle in the heat.

Chandler also anchors the East Valley, one of metro Phoenix's fastest-growing and most affluent submarkets, with a walkable downtown that has been actively courting destination concepts. A padel-plus-brewery hub is exactly the kind of tenant that turns a former theater into a reason to come downtown.
