About Padel X Miami Beach

Padel X Miami Beach is a proposed rooftop padel facility on top of Miami Beach's G5 parking garage at 640 17th Street — part of the city's plan to help revitalize the Lincoln Road retail district. The project is being developed by Racquet Property Company LLC (the group behind the established Padel X Miami club in Edgewater) in negotiation with the City of Miami Beach.

The Plan

Per Axios Miami and World Red Eye coverage in 2025:

• 10 climate-controlled padel courts under a lightweight canopy
• 39,000 sq ft rooftop facility
• Courts replace approximately 200 existing parking spaces on top of the G5 garage
• Lounge, food and beverage zone, locker rooms, and wellness spaces
• Designed to help revitalize Lincoln Road's retail district

Deal Terms

Under the proposed agreement being negotiated with the city:

• $200,000 upfront payment from the operator
• $200,000 annual rent with scheduled increases
• Nearly decade-long lease term

Status

The project is still in negotiation. The city and Racquet Property Company are finalizing terms, and the deal still needs to be presented to the Miami Beach City Commission for approval before construction can begin. As of 2026-04-21 there is no Google Maps listing for Padel X at Miami Beach (the listing at 640 17th St is the Miami Beach Parking Garage itself, not yet branded as Padel X).

Parent Club

Padel X already operates the successful Padel X Miami club at 141 NE 13th Terrace in Miami's Edgewater neighborhood (Racquet Property Company LLC), where the brand has built a strong community with coaching, memberships, and events. The rooftop Miami Beach location will extend the Padel X concept to a high-visibility Miami Beach destination with more courts and a larger amenity program.
