BIVI Padel is transforming the shuttered Beach Cinema Alehouse on Laskin Road into the Padel Foundry — announced as Hampton Roads' first indoor padel facility. The project, acquired in April 2026 for $6.3 million by a partnership between Jason Vickers-Smith and Ahmad Butt, will convert the dine-in movie theater into what the buyers describe as a social "third space" for padel in Virginia Beach.

The Plan

Per the April 2026 press announcement:

• 7 indoor padel courts built inside the renovated former theater
• 1 indoor pickleball court
• 12,000 sq ft expansion in front of the existing building
• Potential additional building with a restaurant at the east end of the parking lot
• Murals, landscaping, and lighting upgrades to revitalize the currently barren Laskin Road frontage

The transaction was brokered by Divaris Real Estate — Gerald Divaris and Sezin Cortinas represented the seller; Levi Thomson represented BIVI Padel on the buy side.

Why It Matters

If the club opens as planned in early 2027, the Padel Foundry will be the first indoor padel facility in the Hampton Roads region — serving Virginia Beach, Norfolk, Chesapeake, Portsmouth, and Newport News, a metro that currently has no dedicated indoor padel venue.

The "Third Space" Concept
