Charity land lease for Padel?

Hi all, I’m in touch with a London-based charity that operates a sports field and has been approached by a private developer interested in leasing part of the site for a padel development (around 5–6 courts). The charity is supportive in principle, but wants to make sure it approaches things properly and secures a fair deal/value for the land over the long term. Appreciate this is a broad ask with very limited detail, but I’d be really interested in any advice on: * how charities typically assess fair land lease value in situations like this? * At what stage the charity should pay for expert advice (currently very early stages)? * key things they should watch out for in negotiations? * examples of similar arrangements people have seen work well (or badly!)? Just trying to point them in the right direction at this stage. Thanks

There is enough business interest currently in padel that you should be able get some pretty clear ideas about the cost of the build and likely ongoing costs/profit from speaking to existing operators. You could take it from there and make sure you are getting a fair deal. There are many companies Looking for land to build padel courts, there is no reason you should go with the one that has approached you first.  However, and obviously I have no idea of your charities situation but I’d be tempted to raise capital and create the build yourself or with a partner rather than lease the land. The costs aren’t extortionate at all, with the biggest probably being buying/leasing the land, particularly in London.

Thanks, good advice. It’s even the due diligence to know whether leasing or self build approach would work better. They are quite risk averse and not much money which is why the developer option seems more attractive.

Yeah I’ve done a fair amount of work in third sector and can imagine the challenges.  At the very least I wouldn’t just go with the first company that approaches you. Padel is in a huge growth stage at the moment and like I said land is at a premium. There are companies set up to partner with land holders, you could be in a pretty good position. Can you say which part of London you are in?

As a charity I suspect, from a governance perspective, they worked need to get an independent valuation from a chartered surveyor who specialises in such matters. It would be a justifiable use of the charity's funds IMHO.

Look up the Padel100 or whatever they’re called in Ireland. There’s a group building like 150 courts on land that’s unused in sports clubs and hotels and places like that and they have clear contract terms etc that would be relevant to your case
